Closing Costs

There are certain standard costs associated with closing the sale of a house. These fees are split between the buyer and the seller, as spelled out in the sales contract.

As we complete the application, I will not only work to get the loan program you want, I will also work to limit the number of closing costs for which you will be responsible.

I will walk you through the closing costs, answering any questions you may have explaining which costs are decreed by law to be yours and which are negotiable.

Good Faith Estimate

Buyers will receive a "Good Faith Estimate" of closing costs within three days of making application. The estimate is based on the loan officer's past experience and may not include all the closing costs. I will be glad to review your "Good Faith Estimate," answering questions and highlighting missing costs and estimates I believe to be low.

Standard Closing Costs

Loan-Related Costs

  • Loan Origination Fee ...................... 0.0% to 1%
  • Points (optional)
  • Appraisal Fee ............................... $275 to $500
  • Processing Fee ............................. $395 to $595
  • Interest Payment (Interest rate times #days to end of Month)
  • Escrow Account (Reserves for taxes, insurance and HomeOwners Assoc.)

Taxes

  • Property Taxes (Prorates to date of closing)
  • Transfer Taxes and Recording Fees
    • Transfer Taxes ($1.50 per $500 or part thereof)
    • Recording Fees (From $50 to $100)

Insurance

  • Homeowners Insurance (Approximately .35% of loan amt.)
  • Flood or Quake Insurance (If required)
  • Private Mortgage Insurance (PMI) (If 1st mortgage is greater than 80% of Sales price or Appraised value) 
  • Title Insurance (From 2% to 2.25% of loan amt.)

Closing Agents

  • Attorney Fees .............................  $400 to $600
  • Title Search and Binder .................  $100 to $250
